Kawarau Heights, Queenstown

Kawarau Heights is a boutique residential development, with panoramic views across the Wakatipu Basin to the Remarkables, Coronet Peak and the Crown Range.

Taverner Architects was engaged by Sanderson Group to develop concept designs for a series of premium villas across the development. The commission built on an established relationship with the developer, who wanted an architect with deep local knowledge, who understood Wakatipu's architectural vernacular and could push the design forward, producing homes that feel genuinely of this place.

Orientation was central to each design. Kitchens are oriented to catch the early morning light, living spaces follow the sun through the day, and outdoor areas carefully positioned to provide shelter from the cold southerly winds. Each villa responds to its individual lot and aspect while maintaining a cohesive character across the development.

The palette draws on simple forms, cedar cladding in recessive tones, and locally sourced schist, materials that connect the homes to the surrounding alpine environment and meet the development's rigorous design guidelines.
