About the Project

This new residence sits within the Jacks Point community, set against one of Queenstown's most dramatic mountain backdrops. The site came with planning restrictions that required careful work through the resource consent process, a challenge that ultimately shaped the design response.

The house is bunkered into the landscape, anchored by a substantial local schist plinth that reads as part of the hillside rather than sitting above it. The main residence rises from this base in a series of gable timber forms scaled to sit comfortably within the site.

The planning extends to the outdoor spaces. A sheltered rear courtyard provides private outdoor living, while a west-facing terrace, elevated above the garage, captures evening sun and long views towards the lake.

The house has been carefully sized to meet the client's budget without compromising the quality of the result, and is designed with the flexibility to adapt over time.
